Control Cost Requires Diligence
Controlling the costs of new home construction requires diligence from both the builder and client.
The homeowner should decide on a builder, and during the first meeting should review with their builder the budget they have formulated. Not reviewing the budget with the builder in the beginning could waste valuable time getting the project started.
Allowances are an area where there could be a lot of misunderstandings and over runs. If the builder is giving you an allowance without your input make sure the allowances are realistic for the style and quality of your home. You also have to leave a contingency for the unknown.
Spending time with the builder in the beginning of the project eliminates change orders which usually lead to unexpected costs.
